prime shop location or secondary

Opening a shop of my own in a small community. Have a great location in mind on a major road but not walker frendly or I have a location thats off the main path but people can walk in town. Also its not very far from another local shop that has a pretty bad rep and they too have an off track location. Any oppions would be greatly appricated. thank you
