Tattoo shop biz

hi... just basicly trying to get a basic feel if the opportunity presented to me is a descent go ahead try. I am in no way a tattoo artist. I am a fan of tattoos which I sport great work from local tattoo artist. But my friend is an artist and currently his shop owners are basically running the place down to the ground. Rent is 1,400 a month which is way to high and owners blowing any money they get away. My friend came to me and talked to me about opening a shop. Basically all 4 artist with all the equipment and license come with. They are pumped and wanting to get out so they as artist have good work and opportunity to have a place. My friend found a place for 375 a month flat, month to month . Basically I would rent the place out and do a split with the artist. The landlord said he will build to suit. I would would give them control of the shop and my friend to manage it. I figured If I do a 60/40 split on all work that that would be fair.. They would supply all material also. I am talking about 60% for them.. I only would take 40%. the place currently does about 3500 to 5000 a month. Mind you the current owners pay 1400 for rent not including utilities. the new place would be built to suit, 375 a motnh utilities would probably run 250-370(370 for a high quote) I was thinking would cost me 15K for years rent, utilities, promotion and extra little things bieng that my only over head is rent and utilities and promotions and they already have managing software,material,liscense,15K of equipment etc... How does the situation sound.. I would think I would at least break even? any advice would help.. Also just to let you guys know I have had 2 businesses which I ran myself.. one bieng a night club for 3 years which I managed and ran.. So I am not just some regular guy that never had a business. This is just a different monster which I respect a whole lot. That's why I am here asking for any input or things to ask or to know.. Thanks you for giving me the time guys..
